Baseline and accelerated schedules

The baseline applies the scheduled payment with no extra principal. The accelerated schedule uses the same balance and rate, then adds the monthly and optional one-time amounts you enter. Both schedules calculate monthly interest before principal.

You may calculate the scheduled payment from balance, rate, and remaining term or explicitly enter the lender's current principal-and-interest payment.

Payoff safeguards

A payment that does not exceed accrued monthly interest is rejected rather than allowed to loop forever. Final payments are capped at balance plus interest, and schedules stop after at most 1,200 months.

Example and lender rules

Compare a $250,000 balance at 6.5% with 30 years remaining against the same loan with $200 added to principal each month. The result reports estimated months and interest saved.
