Formula and method
DSCR = annual net operating income ÷ annual debt service. Reverse modes multiply debt service by DSCR to solve NOI or divide NOI by DSCR to solve debt service.
Worked example
Annual NOI of $125,000 divided by $100,000 of annual debt service equals a 1.25× DSCR.
